On Wednesday, August 25, 2021, the Mayor of Larnaca, Mr. Andreas Vyras, visited the premises of the Municipal Planning Committee at the premises of Kition Ocean Holdings Ltd, in the Port of Larnaca.
The purpose of the visit was the presentation of the new revised Master Plan of the unified development of the Port and Marina of Larnaca. The presentation was made by the CEO of Kition Mr. Panos Alexandrou and the Greek and Spanish Designers of the Project.
The progress of the works in the current phase is in a transitional stage and in the first four months of 2022 the management will pass completely in the hands of the Consortium from the co-management that is now done with the Cyprus Port Authority.
This Master Plan is a proposal that will give the city of Larnaca a real boost but also a leading position both throughout the country and in the wider Mediterranean region. The project aims to completely reform the vital and unlimited potential of a single area of the Port and Marina and the surrounding area, while at the same time will bring significant benefits to the local economy and society. The ultimate goal of the project is to make the country an investment destination with prospects for stable and sustainable development. At the same time, the creation of a highly functional Port that will respect the environment and the area as well as the creation of one of the most modern and beautiful Marinas in the eastern Mediterranean which will accommodate more than 800 boats of all sizes.
This project provides an opportunity to create one of the largest offshore development projects, which will create more than four thousand new jobs.
It is noted that the Master Plan has been submitted to the competent state bodies for approval and issuance of all necessary permits.
The project of the unified development of the Port and Marina will be carried out in four phases. The first phase will last about five years and will include the construction of public space infrastructure and arms in the area of Marina. This phase may offer a large coastal front in the city as it will specifically unify the coastal pedestrian street of Finikoudes. In addition, building facilities will be constructed such as the Port Authority, the Nautical Club, an entrance building to the Port, a multi-purpose building as well as the cruise passenger terminal, making the city a tourist hub.
During the second phase, buildings will be constructed in the Marina area which will include apartments, retail stores, entertainment venues and parking lots. A building will also be created for boat maintenance and repair. In addition, it is proposed to create a business park which will consist of an office and training facilities. Finally, a 5-star hotel will be built overlooking the beach front of Finikoudes and the Marina, which will include a beach club and parking spaces.
In the third phase, in the area of Marina, a state-of-the-art futuristic building will be constructed with a 360-degree panoramic view where there will be apartments, a restaurant and parking spaces. Private villas with garden, swimming pool and anchorage will also be built. A hotel, conference center and car park will be built on the north side. There will be ancillary support services, such as electromechanical facility building, EAC substations, Marina services, boat maintenance and repair building and workshops and warehouses for boat equipment.
During the fourth and final phase, additional private villas with garden, swimming pools, garage and anchorage will be added. Residential and commercial buildings will also be constructed while new warehouses will be added in the Port area.
The project as a whole is occupied by a green concept which governs the construction and implementation of the project. All the necessary parameters have been taken into account so as not to burden the environment both during its implementation and later after the delivery of the project.
It is noted that an application has been submitted to the Conservation Department of the Department of Urban Planning and Housing for the restoration of the existing dock which will begin immediately after the issuance of this permit.
During the month of October, a public presentation of the project is planned and at the same time the public will be kept informed about the progress of the works and developments through press releases and more.
After the meeting, the Mayor of Larnaca thanked the Representatives of Kition Ocean Holdings and especially Mr. Panos Alexandrou as well as the Scholars for the information and stressed the importance of this project. He stated that the Master Plan falls within and fully meets the expectations of the city of Larnaca. This development is a project that is going to change not only the image of Larnaca but also of the whole of Cyprus. Assure that the Municipal Council will make every effort to ensure that this investment is implemented in accordance with the expectations and wishes of the residents of the City and Province of Larnaca and will provide all assistance to overcome possible problems that may arise.
